Albuquerque, New Mexico

Originally constructed in 1975 as a liquor distribution warehouse, the 78,000-square-foot structure at 1601 Commercial Street NE has been transformed into a contemporary production facility that anchors Albuquerque’s growing film industry. Working with long-time client Garcia Realty & Development Group, SMPC Architects led the adaptive reuse of this vacant industrial building into a new home for NBCUniversal — a project that demonstrates how thoughtful design can revitalize an underutilized urban district while supporting New Mexico’s creative economy.

The existing rigid steel frame and high-bay clear spans provided a natural framework for conversion into two 20,000-square-foot sound stages. SMPC collaborated closely with a sound stage consultant to optimize layout, acoustics, and technical infrastructure, integrating soundproofing, light grids, and modern mechanical systems to meet studio standards. The remaining areas were reconfigured to provide flexible production, mill, and storage space, along with administrative offices and support facilities that serve a range of film and television projects.

Architecturally, the design reimagines the utilitarian warehouse as a dynamic and regionally grounded workplace. The façade was reskinned to introduce layers of texture and warmth through New Mexico sandstone, stucco in oxide tones, and metal panels that reference the industrial context. New glass overhead doors and a refined entry canopy open the building to the street, signaling its renewed purpose. Interior finishes extend this regional palette — wood grains, leather, and copper accents create a tactile connection to place, while carpet tile patterns evoke the woven geometry of Southwestern textiles.

Site improvements enhance the project’s performance and presence within the emerging warehouse district. Permeable stormwater beds, drought-tolerant planting, and EV charging stations contribute to a more sustainable site strategy. Landscaped islands soften the surrounding asphalt and improve circulation, while canopies provide shade and a visual transition between exterior and interior. Together, these design gestures create a resilient and welcoming environment that reflects Albuquerque’s evolving identity as a production hub and creative community.
